- The development comprises the partial demolition of the existing 2 storey historic dwellings on the site (known as House 1 and House 2) and the construction of 4 No. new build apartments in a single two storey block, matching the roof ridge height of the existing properties to be demolished as follows.Diversion of existing live foul sewer lines running through the site from higher lands in separate ownership to the back of the site and the neighbouring shop premises adjoining the site to the west in a southerly direction to the public main sewers on Lower Charles Street Diversion of existing live storm drainage lines running through the site from higher lands to the back of the site and rainwater pipes from neighbouring roofs to the east, the surface car park and neighbouring shop premises to the west of the site in a southerly direction to the combined main storm sewer on Lower Charles Street The diversions above will be via new foul and storm lines constructed to the north of the site under the existing surface car park – with the consent of the adjoining landowner and into the existing main sewer line on Richard Street to the West of the site Reinstatement of car park in concrete with new surface water gulleys provided connected to the new storm sewer line Removal of ACM’s and provision of a Certificate of Re-occupation on completion of these works Demolition of the existing poorly constructed rubble stone and blockwork retaining walls to the North and West site boundaries and the construction of a new build reinforced concrete and blockwork retaining wall Demolition of the existing historic structures (House 1 and House 2) with the exception of the existing gable wall to House 2 which must be retained insitu as it adjoins a protected structure Demolition of existing more modern rear returns, boundary walls and sheds The removal of existing disused oil tanks and boilers from the rear yards Installation of new utilities connections to Eir Junction box in the public footpath Installation of new electricity connections to the existing minipillar in the public footpath on Lower Charles street. Removal and segregation of mixed debris, waste and rubble tipped on the site to a licenced landfill facility by a licenced haulage contractor- Removal of the contents of the houses including furniture, fittings and fixtures and possessions left in the dwelling for a prolonged period of time after the previous occupants moved out Removal of soil and rock material excavated from site to a licenced landfill facility by a licenced haulage contractor The construction of 4 no. 1 bedroom apartments in a single two storey block Temporary Works Design and all temporary works required in order to construct the works safety and retain existing surrounding structures insitu Blockwork boundary walls to be constructed between rear yards of the ground floor apartments and the shared space for bin stores and access Site development and surfacing works such as the reinstatement of the existing high quality finishes recently installed on Lower Charles Street following any disturbance due to construction work, deliveries to the site or the installation of services in the public footpath and roadway New connections to public utilities for all units including Electricity, Telecoms, Water, Sewers, Storm drainage along with the provision of a new street light.
