Description:
The project is to be carried out on the Ground, First and Second Floor, together with roof level plantroom of the former Abtran Building at IDA Business Centre, Model Farm road cork. The building consists of Ground Floor, Firs Floor, Second Floor and Roof Level plantroom. The building is currently unoccupied, but the adjacent buildings are occupied and the functionality or operations of the tenants in the other buildings is not to be affected or disturbed by the proposed works. The current and proposed layouts are as detailed within the full suite of works requirement tender documents. The works include for demolition of existing internal walls, stripping out existing ceiling and floor finishes, demolishing of existing sanitary fittings, stripping out associated mechanical and electrical installations, installation of new stud partitions and glazed partitions, installation of new ceilings and floor finishes; installation of new sanitary fittings, including installation of associated mechanical and electrical works and builders works associated with mechanical and electrical installations. The building is located within a busy commercial business campus with limited space for site compounds, storage, set down or parking. Contractors are to be cognisant of adjoining businesses and facilities located on the site; and are to ensure that the contractor or the works do not impede these businesses in any way. So as not to impede adjoining businesses, a high level of management, safety, noise and vibration control, dust and infection control procedures will be required on site. In particular the contractor is to note that demolition works, saw cutting, drilling, breaking out, works within concourse areas are to be performed at periods ’’outside of normal working hours’’. Arrangements to carry out work outside normal working hours must be done in advance. The Main contractor will be responsible for the duties of Project Supervisor Construction Stage. The main contractor will be required to comply with the code of practice for inspecting and certifying buildings and works as defined in SINo.9 of 2014 Building Control (Amendment) Regulations 2014. Tendering contractors are to include performing the role as Main Contractor and PSCS and for completing all works detailed and outlined within the full suite of tender documents (Including but not limited to Demolitions / Alterations;Internal walls and partitions; External wall completions; Internal wall completions; Stair and ramp completions; Roof completions; Wall finishes internally; Floor finishes; Stair ramp finishes; Suspended ceilings and ceiling finishes; Mechanical Installations; Electrical Installations; Sanitary Hygiene fittings; Fittings and furniture generally; Safety and Health; all necessary Co-ordination and Management.
